Less than that, or soil so tight it will not accept water, and the code will not let you bury a field, which pushes the design toward a mound built up out of clean sand. That is why the same house on two lots a mile apart can need systems that differ by many thousands of dollars. The house did not change. The ground under it did.

No, it took the perc test's place and reads far deeper. The old percolation test only clocked how fast water fell in a hole, which hinted at a rate and explained nothing. A modern soil and site evaluation reads the entire profile in an open pit: the texture and structure of every layer, the water-table height that the gray and rust mottling gives away, the depth to the dense clay or glacial till, and the slope of the ground. What happens when the evaluator shows up?

We bring in a backhoe and open one or more test pits where the system is likely to land, then read each pit wall by hand. Why can't you price the job before the evaluation?

Because the ground writes the design and the design writes the number. Absolutely, and it is among the best money a buyer can spend. On valley clay near the river the answer is frequently a mound. Poor soil almost never means no system, it means a different one. Heavy clay, dense till, or a high water table usually points to a mound instead of a buried field, and a mound works precisely because it sits above the trouble on clean imported sand. The only true dead ends are lots with no room to fit any system inside the required setbacks, and we would far rather catch that on paper than after your money is spent.
